About this estimate

Please Note:

  1. This SRV Calculator is provided as an information source only and is an estimate only.
  2. The above rates do not include waste, water, sewerage or other annual charges.
  3. This estimate does not include eligible pensioner rebates entitled to a discount up to $250 per year.
  4. In accordance with legislation, Council uses land values provided by the NSW Valuer General to calculate its rates. While Council provides this calculator for convenience, it does not guarantee its accuracy, and Council accepts no responsibility for any errors or omissions. It is recommended to use the land value shown on your most recent rates notice; you can also access your land value online via the NSW Valuer General's website.
  5. Any variation in land value will result in a change to the rates.
  6. Figures use Council's modelled general rate for each year. Under the SRV options the base rate is frozen at its 2026/27 level and the increase is applied to the rate in the dollar; under the rate peg only comparison both the base rate and the rate in the dollar increase. Because of this, your percentage increase depends on your land value and will differ from the headline percentages.
  7. The options shown are for community consultation and have not been adopted by Council.

Finding your rating category and land value

Both appear on the front page of your most recent Leeton Shire Council rates notice.

Top section of a sample Leeton Shire Council rates notice. Highlight 1 marks the Categorisation box on the right-hand side where the rating category is shown; highlight 2 marks the Value for rating column on the first line of the Particulars of Rates and Charges table.
  1. Rating category — shown in the Categorisation box on the right-hand side of the notice, for example “Residential” or “Farmland”. Select the matching category in the calculator.
  2. Land value — shown in the Value for Rating column on the first line of the Particulars of Rates and Charges table (your General Rate line). This is the unimproved land value determined by the NSW Valuer General; it does not include your house or other improvements.

Don’t have a rates notice handy? Your land value also appears on the Notice of Valuation from the NSW Valuer General, or you can look it up here.

Why might my increase be different from the headline percentage?

The SRV percentage is the increase in Council’s total rates income, not the increase every ratepayer will pay. Your rates are made up of two parts: a fixed base amount that everyone in your category pays, and an amount based on your land value. Under the SRV options, the base amount stays the same and the increase is applied only to the land value part. This means properties with higher land values will generally see an increase above the headline percentage, and properties with lower land values will generally see an increase below it.
